Vancouver Sun: Sunstone Pemberton places residents at nature’s front door
An argument could be made that the success of the master-planned Sunstone Pemberton neighbourhood is inextricably linked to the village municipality of the same name – and helped along by a host of initiatives that are enhancing the village’s status as a great place to live.
Cam McIvor of Sunstone Ridge Developments Ltd. explains: “Pemberton’s popularity is growing due to a series of well-thought-out projects involving everything from recreation to infrastructure, and this in turn benefits Sunstone homeowners, who are responsible for having already sold out the phase 1A of our project and almost 50 per cent of the phase 1B.”
Located just a scenic 20-minute drive north of the Whistler-Blackcomb ski resort, Pemberton has always been regarded as a gateway for adventure, and 2019 is proving to be a busy year for the community, with the most obvious initiative being the Downtown Enhancement Project, which commenced in March and is scheduled for completion in the fall.
This $5.3-million undertaking consists of creating a more walkable downtown and improving aging critical infrastructure. Pedestrian safety will be improved with new LED street lighting and sidewalk replacement.
Another significant project is the 7.2-kilometre Friendship Trail and Bridge, which will provide a critical link in the larger Sea to Sky Trail project, as well as link Sunstone Pemberton directly to Pemberton village.
Additionally, TELUS and Pemberton are collaborating to bring the world’s most advanced communications infrastructure to the area. This $5-million project will connect each home and business directly to the TELUS PureFibre network, future-proofing each premise with access to blazing-fast Internet speeds and enough bandwidth for generations to come.
If all of these elements are enhancing Pemberton’s appeal to new residents, then Sunstone Pemberton is ideally positioned to accommodate prospective homeowners. This thoughtfully planned neighbourhood sits on a south-facing forested hillside surrounded by a spectacular rock bluff, trees and sweeping views of Mount Currie and the Pemberton Valley below. “With a mix of single-family homes and townhomes, we’ve designed Sunstone to appeal to a wide variety of buyers, but most definitely this is a lifestyle-oriented community,” says McIvor.
Indeed, when completed, the neighbourhood will feature green space, a community garden, meandering bike paths and forested nature trails just steps from one’s front door. Homeowners will have easy access to hiking, mountain biking, canoeing, kayaking, swimming, paragliding, horseback riding or ATV riding in the summer, two 18-hole golf courses
and cross-country skiing and snowmobiling during the winter.
For those more leisurely inclined, there are the numerous local markets, craft shops and galleries in and around Pemberton to enjoy; nearby scenic destinations include Joffre Lakes and Nairn Falls.
Currently for sale at Sunstone Pemberton is Elevate, a collection of 52 mid-century inspired two- to three-bedroom townhomes with Scandanavian-inspired open-concept interiors and 12-foot awning-style windows in living areas designed to maximize the mountain views, natural light and cross-ventilation. The exteriors are West Coast contemporary,
featuring composite siding and architectural concrete with wood soffits.
Sunstone has developed Elevate with an unusual degree of flexibility to satisfy the different needs of homeowners: no less than 12 floor plans are available under the Aspire and Expanse brands (the latter of whose homes contain optional masters and flex space).
Meanwhile, single-family lots at Sunstone Pemberton’s phase 1B site are now selling; the site consists of 24 carefully planned lots ranging from 8,900 square feet to 19,700 square feet, priced from $279,000. Karoleena Homes (a premium modular home builder) has selected Sunstone to offer home designs on select lots. “This is exciting for us, as
Karoleena offers our lot buyers more options for home construction with the added bonus of time and cost certainty,” says McIvor. For more information on Karoleena designer modular homes, please visit karoleena.com.
Even though Sunstone residents enjoy all the benefits of a charming village close to a world-famous ski resort, they are never far from big city amenities: Highway 99 makes commuting to Vancouver a two-hour scenic delight. “Pemberton itself is considered to be the northern boundary of the Lower Mainland, so it’s the best of both worlds: it’s an easy connection to Greater Vancouver, but with the drier climate, more sunshine and the spectacular backcountry setting that so many prospective homeowners seek,” says McIvor.
McIvor concludes: “Sunstone offers something that is hard to describe. It is more of a feeling, a sense of place. When one sets foot on the property and is elevated above the valley floor, there is a moment when Mount Currie holds your attention and you feel it. And it never gets old.”
